Acre Cottage is a generous, two storey, red brick and pan-tiled family house sitting within just over one acre (STS). Believed to date back to the early 18th Century, it retains many original features including exposed beams and latch doors. Formerly three cottages, it has potential to provide a two-storey self-contained annexe at the eastern end (subject to the necessary consents).
A porch entrance leads to the hallway with staircase and access to one of the sitting rooms which includes a large fireplace with a wood burning stove. The downstairs bathroom has a bath, basin and WC as well as an airing cupboard and the playroom's stable door opens into the rear garden. The dining hall opens into the second sitting room which also has a fireplace with wood burning stove. There is a useful cupboard under the second staircase. The kitchen has been generously extended into a living space with vaulted ceiling and French doors to the rear garden. This bespoke room with sandstone floor has a fitted kitchen with four door Aga, fitted units - one length of which provides a breakfast bar - and a double butler's sink. The triple aspect design with roof light windows in the vaulted ceiling maximises natural light. The utility room has a butler's sink, plumbing for a washing machine and a door to the rear garden.
First floor accommodation includes four double bedrooms and a single bedroom. The double bedroom overlooking the rear garden has a walk-in wardrobe next to it and a bathroom, all of which could be sectioned-off to make a master bedroom suite. There is a further bathroom with bath, separate shower, basin and WC.
OUTSIDE:
Acre Cottage has gravel parking for 3 cars. Most of the garden is to the rear of the property with lawns, flower borders, trees and shrubs. There is an orchard with a wide variety of fruit trees, a soft fruit garden, a greenhouse and a delightful walkway through woodland. The pony paddock, which can be reached via a wide separate gated entrance accessed from a shared lane, has a field shelter and loose box. There are numerous timber sheds, a log store and a boiler room. A west facing terrace with pergola overlooks a small lily pond with the woodland beyond.
The village of Snape has excellent local pubs and restaurants, a primary school, and garage/shop. The world-famous Snape Maltings Concert Hall which is home to the internationally renowned Aldeburgh Festival, is a popular attraction and there are wonderful estuary walks along the Sailors Path, Iken Cliff and woodland walks at nearby Tunstall Forest. The attractions of Orford and Aldeburgh lie within convenient reach by car and there are nature reserves nearby including Snape Marshes, RSPB Minsmere and Dunwich Heath. The nearby market town of Saxmundham has a railway station which provides connecting services to London Liverpool Street. Saxmundham has a Wednesday market, an excellent range of local shops with galleries and restaurants and a Waitrose and Tesco supermarket.
